How to Minimise Your Project Risks

Prior to locking in your next project, it is best practice to do your due diligence to ensure that your project has a profitable outcome. 

When should I undertake a preliminary investigation?

Prior to purchasing  a property give us a call, it will take about 30 minutes to an hour for us to look at the property and  flag any  issues with the site. It’s a small price to pay now, to be certain of what you are investing in. This can be a big money saver, and puts the control back into your hands as noted by one of our clients;

What is included in our due diligence advice?

Our investigations focuses on the constraints and opportunities on a site and can give you a guide on the potential yield. Additionally, we provide advice on infrastructure contributions, continuing lawful uses and relevant periods. We routinely provide advice for:

  • negotiation of onerous conditions
  • drafting and negotiating conditions
  • permissible change requests
  • calculation of infrastructure charges
  • on and off maintenance negotiations

For example, bplanned & surveyed completed a due diligence investigation on a site that contained several buildings, with multiple zonings, heritage constraints and protected vegetation. The historical use of the site was for the accommodation of up to 40 novitiate nuns. The interested parties wished to establish what uses were possible for the site given the current zoning. Not only did we provide advice for the potential uses, we explored the existing use rights that applied on the land and demonstrated how these could be carried forward. The extension of this particular use right meant the site could be used for accommodation purposes to generate income prior to any development occurring.
