Can you build multiple dwellings on one property?

In Queensland, it may be possible to construct more than one dwelling on a property or a granny flat or secondary dwelling. Whether this is possible will depend on factors such as the zoning of the land and constraints such as overlays which may affect the land. 

Council assessment may be triggered if you’re proposing more than one dwelling on the land, granny flat or secondary. If the proposal does trigger a development assessment then you will need to speak to us about preparing and lodging a development application to Council. 

Your application will be potentially assessed by the council based on a number of criteria, including the size of the property, the zoning, setbacks, carparking and landscaping requirements. 

Additionally, to commence construction you will require Building Approval through a Building Certifier. To obtain a Building Approval you must comply with the Queensland Development Code.

It is essential to keep in mind that constructing multiple homes on a single property might be more expensive and complicated than doing so for a single home. You might need to request extra permission from utility companies or other authorities, and you must take into account things like shared access, parking, and common areas.

The process of obtaining development approval

  2. Preparation of the development application
